How it works

From scan or plan to a structured BIM model.

  1. 01

    Send data

Send us your point cloud or existing plans, or tell us about the building to be scanned.

  2. 02

    Laser scan

Partner surveyors laser-scan the building, or we work from your own point cloud. Parts up to 150 cm we scan in-house.

  3. 03

    BIM model

We model in Revit, Allplan or Archicad, at the LOD and to the BIM guidelines you define.

  4. 04

    Get model

You receive the model on time as RVT, IFC or your agreed format, with derived plans if required.

  5. 05

    Invoice

We return all data and objects you sent and invoice you according to the offer.

Modelling by discipline

Architecture, structure and building services.

Each discipline as its own model or combined in one coordinated model, in native Revit, Allplan or Archicad and following your BIM guidelines.

  1. 01

    Architectural

Walls, slabs, roofs, stairs, doors, windows and façades, with rooms, areas and finishes.

  2. 02

    Structural

Load-bearing walls, columns, beams, slabs and foundations as a structural model.

  3. 03

    MEP

Mechanical, electrical and plumbing systems: pipes, cable trays, fixtures and risers.

  4. 04

    HVAC

Air handling units, ductwork, diffusers and heating and cooling plant, routed as built.

  5. 05

    Plant

Industrial plants with equipment, pumps, valves, fittings and piping.

Need one discipline or all of them? We'll scope the model with you.

Why BIM, why us

Lowering the entry barrier to BIM.

BIM keeps a complete, data-based 3D model of a building or plant, holding not only its geometry but all information for planning, construction and operation. It improves clash detection, and it is the basis for efficient renovation, retrofits and facility management, all the way to a digital twin.

The hurdle is capturing existing buildings and modelling them, which takes time and money. With the long experience of our CAD team, we specialise in precise, cost-effective and fast 3D BIM modelling, in native Revit, Allplan and Archicad.

  • For surveyors

You focus on on-site 3D scanning; we turn your point clouds into editable BIM models.

  • For engineering offices

Save time and cost: we take over the time-intensive modelling step with optimised methods.

  • From 2D plans too

Existing 2D floor plans, sections and views, printed or as DWG, are valid source material.

  • Building services

Models of plants with equipment, fittings and piping, also for detailed MEP planning.

FAQ · 3D modelling

Questions about 3D & BIM modelling.

What we need from you, and what you get back.

Still have a question? Call +49 (0)69 / 905 469-0 or write to info@jds-sommer.de.

What source data can you work with?

Laser-scan point clouds, STL data, 2D as-built plans, printed or as DWG files, engineering drawings and photos. For machine parts you can also simply send us the physical part.

Do you scan buildings on site?

For buildings and industrial structures we work with surveying and engineering offices that carry out the on-site 3D laser scanning. They send us the point clouds, and we deliver the editable 3D CAD or BIM model. Machine parts and objects up to 150 cm we scan in-house.

Which software and formats do you deliver?

For buildings: native Autodesk Revit (RVT and IFC), Allplan and Archicad (PLN). For components: IGES/IGS and STEP/STP, as well as SolidEdge and Autodesk Inventor. Conversion into other 3D formats is available on request.

Which level of detail (LOD) can you model?

Anything from LOD 100 to LOD 500. You define the level of detail and with it the accuracy of your model, including components such as walls, ceilings, stairs, windows and doors with their properties.

Can you work with our BIM guidelines and Revit families?

Yes. We follow your specifications and BIM guidelines, including your Revit families and templates for Revit, Allplan or Archicad.

Can you derive 2D plans from the 3D model?

Yes. Views, sections, floor plans and perspectives can all be derived from our volume-oriented 3D models, which contain exact dimensions, areas and volumes.

What does 3D modelling cost?

3D CAD modelling of a machine part up to 40 cm edge length starts at €250 plus VAT. Buildings, terminals and plant halls are quoted individually. The consultation and the offer are free of charge.
